Village Home Watch and Services understands the concerns for those away from their homes and not always able to coordinate the oversight of maintenance repairs, guest check-in, or attending to emergencies.

We partner with you to provide peace of mind and protection for your home by regular onsite visits using our property-specific customized inspection format.

At Village Home Watch & Services, our Home Watch program is designed to give homeowners in The Villages, Florida peace of mind while they are away. Home Watch is a professional service that involves scheduled visits to your property, checking both the interior and exterior for signs of damage, maintenance issues, or anything out of place. From inspecting doors, windows, and appliances to monitoring for leaks, pests, or weather-related concerns, we act as your eyes and ears when you cannot be here.

The value of Home Watch goes far beyond simple visits. By catching small issues early, we help prevent them from becoming costly repairs. Interior Checklist (Sample)

• Examine overall condition of the home
• Check interior for visible leaks from roof or plumbing
• Open/close main water valve, run all faucets, showers. Flush and brush all toilets
• Check for any pest control issues
• Make sure all windows and doors are secure
• Check smoke detectors and replace battery if needed
• A/C problems (humidistat, thermostat working)
• Temperature and humidity monitoring, using a hygrometer-thermometer instrument, check A/C to make sure temperature-humidity settings are the clients desired parameters.
• Visually check for presence of mildew or mold
• Check water heater for visible leaksor tripped breakers.
• Check electrical panel for tripped breakers
• Appliances functioning properly

Exterior Checklist (Sample)

• Visual inspect the exterior perimeter of home for damage, theft, vandalism, deliveries
• Landscape issues (dead or dying plants, grass, any branches, or other items that need to be addressed)
• Irrigation system (turn on and check for any major leaks)
• Additionally, if you have a pool or hot tub we can check the levels and filtering systems
• Confirm lawn and pool maintenance are being performed
• Remove mail, advertising materials
• Check screen enclosure and pool lanai
• Check outside plumbing for visible leaks
• Visual inspection of water softener, well equipment and A/C equipment
• Roof and gutter inspection from ground level for obvious damage and potential issues
• Garage inspection including air handler issues

VRBO Assistance (additional fees apply)

VRBO assistance provides homeowners with professional support in managing short-term rental properties. Services include guest coordination, key exchanges, property checks, cleaning oversight, and handling emergencies. We aid in making rentals run smoothly, protect property value, and enhance guest experiences, giving owners peace of mind while maximizing income from vacation rentals.  We can:

• Arrange cleaning for VRBO before guests arrive and after guests leave
• Meet guests at the property per your request
• Visit the property when it is vacant, attach pictures for client after check out of guests

Storm Services (additional fees apply)

Storm services from Village Home Watch & Services provide proactive services before and after severe weather. We prepare homes by securing outdoor items, checking shutters, monitoring weather alerts, and performing post-storm inspections to identify damage, water intrusion, or safety risks for the homeowner’s peace of mind.

• We have a storm plan, and we will implement it if a storm is imminent. We will inform you of your property’s condition after a storm.

Key Holder Services (additional fees apply)

At Village Home Watch & Services, our Key Holder Services offer a single point of control for secure access to your home when you are away. We safely store and manage your keys, giving peace of mind with reliable availability and trusted response.
